2. Our role
GMRC provides advisory and coordination services only. We are not a government agency, a law firm, a bank or a licensed investment adviser, and we do not hold client funds for investment. Where an application requires legal representation, a licensed lawyer or government-authorised agent in the relevant country acts for you under their own engagement.
3. Government discretion and no guarantee
Every residency permit, visa, citizenship or passport is granted or refused by the competent national authority, which has full discretion. GMRC cannot guarantee:
- that any application will be approved;
- any processing time, which depends on government workloads and checks outside our control;
- that a program will remain open or unchanged while an application is in progress;
- that a permit or citizenship, once granted, will not be reviewed, conditioned or withdrawn by the issuing state.
4. Programs change
Governments regularly change minimum investment amounts, eligible asset types, fees, family rules, residence requirements and application procedures, sometimes with immediate effect. Some programs have been suspended or closed with little notice. The figures on this website reflect our understanding at the time of publication and may no longer be current. We will confirm the current position in writing before you commit.
5. Investment risk
Most programs require a qualifying investment, often in real estate, government funds, bonds or a business. Every investment carries risk. In particular:
- the value of property and other investments can fall as well as rise, and you may get back less than you invested;
- exchange-rate movements can affect the value of an investment and the costs of a program;
- qualifying investments may have to be held for a minimum period and may be difficult to sell;
- projected rental yields or returns are not guaranteed;
- tax treatment depends on your circumstances and may change.
GMRC does not give investment advice and does not recommend any particular investment. Any property or other opportunity we introduce is subject to your own independent due diligence and professional advice.
6. Tax and dual citizenship
Acquiring residency or citizenship in another country can affect your tax residence, reporting obligations and your existing nationality. Some countries do not allow dual citizenship. You should take independent tax and legal advice in every country concerned before making an application.
7. Due diligence and compliance
Governments, banks and GMRC carry out due-diligence, anti-money-laundering and know-your-client checks on applicants and their family members, including verification of identity and the lawful source of funds. We may decline or end an engagement at our discretion, including where checks cannot be completed satisfactorily. We do not assist with applications intended to evade sanctions, taxes or the law.
8. Third-party providers and fees
Applications usually involve third parties such as lawyers, developers, banks, translators and government-authorised agents. They are independent of GMRC, act under their own terms and charge their own fees. We are not responsible for their acts, omissions or advice. Our own fees are set out in your engagement letter.
9. Figures, rankings and comparisons
Costs, processing times, visa-free travel counts, rankings and other comparisons on this website are indicative. They may be based on third-party or publicly available sources, may be rounded or simplified, and may not include every fee or condition. They should not be used as the basis for any financial decision.

Statements on this website about future events, such as expected program changes, timelines or market trends, reflect our opinion at the time and involve uncertainty. Actual outcomes may differ materially, and we have no obligation to update such statements.
